There's No Place Like Home for the Holidays
So, all you want for Christmas is to sell your house. Statistically, the Christmas season is the worst time to have your home listed, but there are definite advantages in doing so. It's an ideal opportunity to showcase how warm & inviting your home is during the holidays. Furthermore, with less homes on the market, buyers have less to choose from. This minimizes your competition. Don't let selling your home during Christmas dampen your holiday spirit. Warm up to these quick, easy tips and have a holly jolly Christmas.
-
Walking in a Winter Wonderland: Keep sidewalks & driveways clear of ice & snow. This is extremely important so potential buyers don't fall & hurt themselves stepping up your front walkway - this will NOT make them very jolly.
-
Deck the Halls: Use the season as a way to showcase your homes features. I still believe you can deck the halls, just don't go crazy with the decorations - you don't want your home to look cluttered. Decorate your mantel & your banisters, set up the tree, but minimize the amount of ornaments placed on floors & side tables.
-
All is Merry & Bright: Why not utilize the holiday season to enhance your homes exterior beauty with outdoor Christmas lights. Many families enjoy driving around the neighbourhood to gaze at the colourful lights. This is a perfect opportunity to attract people to your home whilst enjoying the holiday spirit.
-
We Wish You a Smelly Christmas: Okay I don't mean this literally, but the aroma of spiced Christmas cookies, apple cider, or the crisp outdoor scent of pine will surely create a warm, inviting feeling & evoke Christmas cheer in potential buyers. Perhaps leaving out a plate of cookies for buyers to enjoy will entice them to linger a while longer & admire your home.
-
Making Spirits Bright by Pricing it Right: I cannot emphasize this enough. This rule of thumb goes at all times, not just the holiday season. However, with Christmas typically the slowest time of year, pricing your home to sell is of utmost importance. A home that sells because it was priced to sell is sure to make potential buyers and YOU very, very merry.
Wishing you all a safe and happy Holiday Season and all the best for 2011.

Subdued Housing Market Gives Buyers Choice
Calgary buyers looking for the right price, location and conditions
November home sales in the city of Calgary remained steady month-over-month, while year-over-year sales were down, according to figures released by the Calgary Real Estate Board.
The average price of a single-family home in the city of Calgary in November 2010 was $455,460, showing a 2% increase from October 2010, when the average was $444,744, and a 2% decrease from November 2009, when the average price was $464,444.
We are not likely to see any major dips in pricing over the coming months, but there may be some decline in our average prices as motivated sellers reduce their price, and we work through our increased levels of inventory. We are seeing a downward trend on our overall inventory levels, and our absorption rate is gradually improving.
